Off-Grid Land For Sale

Hidden Hills Lot # 35
0 Rolling Hills Ln, Dunlap, Tennessee

Looking to get away from it all? This is Eastern Tennessee off-grid living at it's best for only $89,900.

This nearly 11-acre off-the-grid track of land is part of Hidden Hills subdivision, an over 400-acre, 54 lot subdivision of off-grid enthusiasts. Six homesteaders have already built cabins and more are clearing their land. You can park your RV or camp on your land while you build your off-grid cabin. Mobile homes OK too.

Hidden Hills is located just 10-miles west of Dunlap, TN and sits on the edge of the Cumberland Plateau at about 2,000 above sea level. Adjoining Hidden Hills is several thousand acres of undeveloped timberland which features additional opportunities for hunting and ATVs.

A stream along the back of the lot flows into Woodcock Creek. A second stream from Mirror Lake joins at the northeast corner of the property. The lot is covered with hardwood timber and features a south facing slope for your cabin near the highest point on the property. The lot slopes north to the creek. Creeks and streams in this area handle rain runoff from the hills and are do not have water year round so you will have to catch and store water.

Four logging trails provide access to the property from the road. A level area next to the horseshoe bend in Rolling Hills Road will provide a good location for your permaculture garden. Clearing of the garden area and planting of fruit trees, berries and grapes was started there in March of 2020, but COVID prevented me from returning to make additional improvements.

There may be a year-round spring on the property near the midpoint of Rolling Hills Rd as it transverses the eastern edge of the property. I noticed water running out of the bank on every trip that I've made to the property. The spring flows out onto the road and flows over 500 feet down the road weeks after everything else in the area is bone dry. This may be the only spring in Hidden Hills subdivision. Install a cysteine and then pipe the water down the hill to your cabin.

One homesteader has excavation equipment and is able to assist you with land clearing, roads, ponds, etc. No building permits or inspections required. Only wells and septic tanks need to be permitted through the State of Tennessee.

Don't let this highly desirable off-grid-property that is only 38 miles from Chattanooga get away!
